MultiScreen for Brokers

Win the listing with a number you can defend.

A broker opinion of value takes most teams three to four days. MultiScreen produces one in minutes, from the same underwriting engine acquirers use to test your pricing. Your comps set the cap rate, your logo sits on the cover, and every figure traces back to something on the page.

A broker opinion of value, not an appraisal. Never presented as one.

Three days becomes minutes
The slow part was never the arithmetic. It was assembling comps, rebuilding a model, and formatting a document. That part is the software's job.
Your comps, your cap rate
The anchor is the average of your own sale comps with stated cap rates, labeled by source. Not a market average you would have to defend.
It survives the buyer's analyst
The range is struck off a stated NOI basis at a stated cap, plus or minus 50 basis points. The first thing a buyer tests is the thing this shows its work on.
What the owner sees

A pricing matrix, not a single number

Value across a cap-rate range, on every NOI basis, with dollars per unit and per square foot. The anchor row is the one your comps support.

Illustrative figures. The shaded row is the anchor: the average of the deal's own sale comps with stated cap rates. The stated range is that row plus or minus 50 basis points.

Four steps

From rent roll to listing pitch

01
Import the property
Drop in the rent roll and T12, or type the unit mix. The same import brokers already use for buy-side work.
02
It underwrites itself
In-place, Year-1 and stabilized NOI, priced off a cap rate anchored to your own sale comps rather than a number you had to defend from memory.
03
Choose what the client sees
Twelve sections, a la carte: pricing matrix, net proceeds, what's driving the value, hold vs sell, your buyer list, your track record.

Pages that win listings
  • Net proceeds to the seller, after cost of sale and their loan payoff
  • What's driving the value, in dollars rather than adjectives
  • Hold vs sell, so the owner sees the case against transacting too
  • Your buyer list, anonymized if you'd rather not hand over the names
  • Your track record, uploaded once and carried into every BOV after
Where it goes
  • A print-ready PDF on your letterhead
  • A PowerPoint deck for the kitchen-table conversation
  • Markdown, to drop the numbers into Gamma, Canva, or your own template
  • Structured data over MCP, so your own AI can build the pitch in your house layout
  • No MultiScreen branding on any of it
What this is, plainly

MultiScreen produces a broker opinion of value. It is not an appraisal, it is not prepared under USPAP, and it must not be relied upon as one. That sentence is printed on every BOV the software generates, and the pricing matrix and method page cannot be switched off, because an opinion you can strip back to a single number is not an opinion anyone should act on.

Every figure is deterministic engine math from your own inputs and your own comps. Nothing on the page is written by an AI, and regenerating the same deal gives the same document.

The listing goes to whoever shows up with the better number.
